Obsidian Strategic proposes to deliver an attractive landscape-led residential development on land adjacent to West Street, Tollesbury

We are delighted to introduce our emerging proposal to build up to 200 new homes, primarily family housing, on land adjacent to West Street.

The latest plan is informed by a Landscape and Visual Impact Assessment. It will feature a natural buffer along the site’s western boundary, improving connectivity between the development and the village centre and minimising the need for cars to access amenities.

Recognised by Maldon District Council as a ‘larger village’ capable of supporting sustainable growth, Tollesbury is the focus of Obsidian’s landscape-led masterplan, aiming for high-quality, desirable development.

Since withdrawing an earlier application last year, Obsidian has collaborated with Maldon Council, supported by a Planning Performance Agreement that includes pre-application meetings, landscape design workshops, and stakeholder engagement.

Obsidian invites residents to participate in this public consultation by providing feedback on the proposals, early designs, and site layout before the project team submits an outline planning application to Maldon Council later this year
