The site

The site is located adjacent to West Street.

According to the emerging Neighbourhood Plan consultation, the west of the village is identified as a potential growth area.

The site covers approximately 18 hectares and is located immediately adjacent to West Street, about 600 metres west of Tollesbury village centre.

Maldon Council recognises Tollesbury as a settlement with accessible services and facilities that can be reached on foot and by bicycle, making it suitable for growth.

An overview of the emerging scheme:

  • Up to 200 high-quality new homes, featuring a mix of family housing.

  • 40% affordable housing, aligning with policy and local needs.

  • Creation of new public open space, including new play equipment.

  • Focus on active travel routes between the site and the village centre, specifically pedestrian and cycle links.

  • Retention of the pond and a new attenuation pond to manage surface water drainage.

  • Landscape buffer to minimise impact on Tollesbury Cemetery and existing residential properties.

  • Section 106 contributions to support improved health and education services.
